Does marketing a vacant home hurt your chances of a sale? We often get asked this question by folks selling a rental home, vacation home, or by those that have an opportunity to relocate before their home sells. They are concerned that a cold, empty home will not show nearly as well as one that brims with warm feelings, staged furnishings, and the artifacts of human occupation.
Much of this fear comes from stories they’ve heard about the benefits of staging. There is a certain segment of the population that has a hard time picturing how furnishings might layout in any given space, and these folks certainly benefit from the well placed furnishings for their comparison. And those that have toured builder model homes cannot deny the inviting feel of a warm and well appointed house. Some of our clients have even suggested placing tenants in their home just as a showing feature. (This is not recommended under most any circumstance.)
It is always our intent to get our clients the highest value for their property in the shortest amount of time with the least number of hassles. We take our responsibility seriously, and we get this question about vacant homes often, so we wanted to find some statistics to put this question to rest once in for all.
The reason the vacant home question has not been easy to answer, is there is a mitigating force that works against the “warm home” amenity of an occupied home. The fact is, vacant homes are VERY easy for buyers’ brokers to show. We can personally attest to the relief a broker feels when going through a list of potential homes for the day and sees the word “vacant” in the showing instructions. “Oh, good…that one’s vacant.” And we would bet that is the same phrase that goes through every other broker’s mind in that same situation. Today’s real estate market requires constant improvement in technology for capturing images and digital media of homes, land, buildings, and other real estate. We are constantly trying to provide you with more information, relevant property details, and digital media, as many of you ask us to check out new homes and properties for sale when you are out of town. Our new virtual reality lens showed up yesterday. We thought this device and software would make it a lot easier for a remote viewer to get the feel for a property. It’s true that Apple purchased almost 160 acres of prime high desert in Prineville, Oregon (Here’s a link to the ktvz.com article). As local leaders in data center land, we’ve been fielding a lot of calls about the purchase. It’s just one more sign that the data center industry is settling into Crook County. The allure of cheap available power and cold dry air has combined to bring a new industry to an area that needs it. It’s our expectation that Apple will open its’ heart and wallet and be the kind of good neighbor that Facebook has proven to be over the last year. As we move begin to put distance between the beginning of the real estate crash which started in late 2007, we’re starting to see more activity in both the residential and commercial real estate arena. Not only have we seen (and been a part of) commercial land purchased in Bend, we’ve also seen multifamily properties purchased in Redmond, commercial land in Ashland, even light industrial property in Roseburg. Though no offers yet, we’ve had increased interest from investors and home owners looking to make Bend and other parts of Oregon their destination for both their home and their investment portfolios.

I was just doing some research for one of our other websites (go2oregon.com) and realized that the gorgeous almost 200-acre Lookingglass Ranch we just listed just outside of Roseburg is one of only a handful of opportunities to buy a bank-owned ranch property in the State of Oregon. With so much news about bank-owned properties in the media, I would have thought there were several examples of bank-owned ranches across the state. Much to my surprise, there is a shortage of this type of real estate being brought to the market by banks and other financial institutions. And of the available bank owned ranches, I was very pleased to see ours as one of the most spectacular. From luxurious master baths to the gourmet kitchen & professional office! Downstairs you will find your own personal spa room, fully equipped with hot tub and sauna. Also downstairs and with a separate entrance from the exterior, is a room waiting to be your wine cellar.
