How Much Does a Home Cost in Northwest Crossing?

Almost since its beginning, Northwest Crossing constantly leads the list of Bend, Oregon’s most desirable neighborhoods. A unique style of “new urbanism” creates a walkable, livable, and almost nostalgic community.

Lot sizes are smaller in Northwest Crossing than many similarly priced neighborhoods in Bend, but that density is one of the features that contributes to the neighborhoods livability. Imagine walking kids to the elementary school, the park, or joining your spouse for a glass of wine in a posh wine bar…all within the borders of your own community near your friends and neighbors.

With a wide variety of sizes and architectural styles in close proximity to one another, it is difficult for us to answer the question that most often gets posed to us. How much does a home cost in Northwest Crossing?

It’s such a wide and seemingly meaningless question. The logical answer is another question. What kind of home are you looking for? But that often digresses into a much larger conversation that draws the entire conversation off of the original topic. And in the end, we understand the reason for the query. The real question is, “Is Northwest Crossing something that would interest me?”, and price is certainly a large factor in the discussion.

So, in an attempt to help potential purchasers in as succinct a way as possible, I’ve compiled the sales from the last 12 months and put it in a histogram format so that we can quickly characterize the depth and breadth of sales in one of Bend, Oregon’s most popular neighborhoods.

As you can see, there is a wide swing between minimums and maximums. Much of that disparity can be attributed to the fact that Northwest Crossing has been around for a while now. The range in property age contributes to a range in pricing. Additionally, Mt Washington Dr. is a major arterial street that navigates through the neighborhood, and properties which border the busier roads are also more affordable.

With eight home sales in the past year between $350,000 and $399,000, Northwest Crossing is a possibility if you’re in the price range for almost any other neighborhood on the west side of Bend. Although many buyers have heard that Northwest Crossing has some of the highest prices per square foot in Bend, it’s also important to remember that, on average, they are some of the smaller homes. If you can live with a little less space, the bulk of the home sales in Northwest Crossing last year were in the range of $450,000 to $599,000, and these sales represented all age ranges of homes.

We are the first to admit that statistics like these don’t give you the complete picture of all the characteristics of a neighborhood.
