My experience with the listing of Walnut came with a number of challenges. Most prominently, the owners of the home divorced just prior to the listing agreement being signed and were not necessarily on good terms. This required that I deal with each client individually. I was able to form and an individual relationship with each client and gain their trust. Walking each of them through it individually was much more time consuming, but also got us through to a successful closing.
Another challenge on Walnut came with the condition of the home, definitely a fixer upper, but at a good price, so generating multiple offers more than once before we got the actual Buyers in place. The Sellers were not in a position to pay for any major repairs and it came up on all accepted offers. We had a large snowfall right as I was taking the listing, so I did not have a full understanding of the condition. Going forward I would make a better assessment of the property upfront and market it “as is”, knowing that they were in no position to repair anything.
